How exactly do you SELL my home?
Marty: "Great question. One I hear very, very often. There are so many specific tasks that I accomplish for my selling clients, I may just highlight on the top three for the sake of time."
#1. Absolutely essential COMMUNICATION. When my client is selling their home, they are the ones ultimately making the decision of the price to list the home. So I communicate with them on a weekly basis concerning interest in their home (or the lack of interest) and why. This combined with my insight into their local market ensures sellers that they are fully equipped to make the right decisions.
#2. PRICE and NEGOTIATION. I think it is impossible to separate price from negotiation because buyers rarely offer the asking price, thus negotiation always comes into play. First, I extensively assist my clients in the research of their subdivision, community, and/or area to see prices of recently sold homes. This information is imperative as it shows what buyers are willing to pay. They need to know the listing price for their home is fair in today's market, and, more importantly, the highest and best price they can ask. Secondly, I advise my clients on the many aspects of negotiating counteroffers. TRR's, 1 year home warranties, closing costs — there are a lot of details that makes every offer from every buyer very unique. It is my job to educate and protect my clients as we negotiate the price of their home.
#3. The MARKETING of your home. The number one way to sell a home is the Tulsa MLS. Over 3000 realtors continually look through the MLS for their clients. And that is exactly why I put a lot of time and expertise into making your home look as amazing as possible on this advanced search resource. When you understand that the Tulsa MLS is the 'feed' for most of our local real estate websites, you see the remarkable importance of your home looking as good as possible. I personally take the PICTURES/VIDEO of your home that are uploaded to the many websites that showcase your home. Professional photography equipment produces professional results. What's your take or opinion on the current Tulsa real estate market, where it has been the last 5 years, and where it is going?
Marty: Wow! I hear that question a lot too. You know, there are a many ways to specifically or generally answer this question. So, let me just say this...buyers determine much because they determine the final price they are willing to pay. Sellers determine much because they determine the condition of what is being sold. The Tulsa market did experience some sluggishness in recent years, but I am optimistic about the continued increase in the market. And it is a great time to buy and sell real estate in Tulsa.
